61Every person wants to have his/her own house and the industry to build custom homes is growing day-by-day. Go into the market and do a little survey, you’ll definitely end-up with a huge list of individuals/firms offering home building services. Every person calls himself a good homebuilder; same scenario is with the homebuilders in Bryan, Texas. But the question is, do they all have what it takes? I mean, how can we judge that the homebuilder we are selecting has the experience and skills we need for building a home.
To help the cause, there was a commission called The Texas Residential Construction Commission (TRCC) that was founded to ensure protection of the consumers building their homes in cities of Texas, such as Austin, Bryan, College Station and etc. But the commission closed its operations in Sep-2010, and unfortunately we don’t have any formal governing body that ensures protection for the residential construction in Texas.
It’s kind of worried situation that the people who are engaged or want to engage with any of the homebuilder for the services, now have to do it on their own risks. But if we can take-care of some basic things, before selecting a homebuilder, we’ll definitely have a safer place to live with our families.
First and the foremost thing, is to conduct a detailed interview of the homebuilder that you are going to hire. Things should be asked, such as, how much experience the builder has and what/where are the current and/or past projects that you can see to evaluate quality of the work. You should also know about credit/financial history of the builder. You should also ask that how many homes they have built since the start to know their efficiency or productivity.
Don’t forget to ask about the skills of their staff, in terms of the trainings and/or certifications related to the field of construction. On the other hand, do ask builder about the licenses and certificates that are required for opening/operating a construction business by the authorities. Additionally, you may also ask for any international quality and standard certifications, if any.
All these questions may seem encroaching to you and the person (builder) you are talking to, but remember, this is not buying sunglasses for which many may compromise on the quality or design. Home is a symbol of protection; it is one of the three basic human needs, so how can we ignore the importance of things like safety, quality and comfort. On the other hand home-builders should realize that they are not doing paid to watch tv job, its a serious business. Building a home requires significant time and money; therefore, we must take the selection process of homebuilder seriously too.
Luckily, since recession hit us, many of the, so-called, homebuilders have already closed their doors, as they came in the business just to make money. They didn’t have skills to survive economic meltdown, thus eventually; they had to switch to other industries. But the real homebuilders, who are skilled and professional and know how to deal with the current economic situation, still have smart solutions to offer to their valuable customers.
